But I’ve learned that in places like Woodland, CA, where new developments are going up fast and the soil has a mind of its own, that’s not always the case.
Still under warranty, never lived in, and the buyer thought it would be a formality. But as I walked the exterior, I immediately noticed something most folks wouldn’t think twice about, hairline cracks along the stucco siding and separation at the garage trim. Inside, it got more concerning. Numerous cracks above interior door frames, bullnose corners and headers, uneven baseboards, and fresh caulk where builders had tried to cover separation at ceiling joints. These weren’t cosmetic blemishes, they were signs of foundation settlement, and more than you’d expect this early.
Woodland is no stranger to expansive clay soil, and this particular neighborhood had been built on reworked agricultural land. When homes are built quickly, it’s not uncommon for compaction and grading to be inconsistent. That soil shifts, and when it does, so does everything above it.
I documented all of it: the cracks, the door that wouldn’t latch, the slab separation at the rear patio. The buyer was stunned. The house still smelled like fresh paint, but beneath it, the structure was already moving.
