Not long ago, I inspected a two-story home in North Natomas—nice curb appeal, fresh paint, newer roof. On paper, it looked move-in ready. But the buyer, a first-time homeowner, wanted peace of mind before committing.
As soon as I walked the perimeter, I noticed subtle stair-step cracks in the stucco near the garage. Nothing dramatic, but enough to raise an eyebrow. Inside, I placed a level on the upstairs floor, off by nearly half an inch over six feet. The buyer hadn’t noticed the unevenness, but it stood out to me right away.
If you know Natomas, you know its reputation for expansive clay soil. It’s not that homes are poorly built—it’s that the ground beneath them can shift dramatically with the seasons. That soil expands when wet and contracts when dry, which puts constant pressure on the foundation.
In this case, a minor drainage issue was allowing water to pool near the slab foundation during storms. Over time, that led to subtle shifting. Nothing catastrophic yet, but left untreated, it would have become a serious problem.
